How to Spot Hidden Pipe Leaks Before They Cause Major Damage

A dripping tap wastes water but is visible and easily fixed. A hidden leak inside a wall, under a slab, or behind a cabinet can silently destroy framing, insulation, and drywall for months before anyone notices. By the time the damage is visible, repair costs can be substantial. Knowing the early warning signs is valuable.

• An unexplained increase in your water bill: If usage hasn't changed but the bill has risen, water is going somewhere it shouldn't. A significant hidden leak can waste hundreds of litres per day.
• Musty or mouldy odour: Persistent moisture behind walls or under flooring produces mould and a distinctive smell long before visible staining appears.
• Discolouration or staining on ceilings and walls: Brown rings on drywall or paint bubbling are classic signs of water tracking from a leak above.
• Soft, spongy, or buckling flooring: Moisture from a slab leak or failed waterproofing saturates subfloor materials and causes them to fail.
• Sound of running water when no fixtures are in use: If you can hear water moving through pipes when everything is shut off, the system is losing water somewhere.
• Warm spots on floors over a slab: A hot water line leaking under a concrete slab creates a noticeable warm patch on the surface.

An easy home test: turn off every tap, appliance, and fixture in the home. Note the reading on your water meter. Return after 30–60 minutes without using any water. If the meter has moved, water is leaving the supply system — either a toilet running, a leaking fixture, or a hidden pipe leak. Toilets are the most common culprit — add food colouring to the tank; if colour appears in the bowl without flushing, the flapper is leaking.

If the meter test confirms water loss and you can't find an obvious running toilet or dripping tap, call a plumber. Modern leak detection uses acoustic listening equipment, thermal imaging, and pressure testing to locate leaks without destructive investigation. Early detection saves significantly on both water costs and building repair.
