How a Properly Designed Drainage System Protects Your Home

Every fixture in your home — sinks, toilets, showers, floor drains — connects to a drain-waste-vent (DWV) system. This system does three things: removes waste water from the building, carries it to the municipal sewer, and vents sewer gases safely out through the roof. When any part of this system is improperly sized, incorrectly sloped, or poorly maintained, problems compound quickly.

Horizontal drain lines rely on gravity to move waste. BC plumbing code specifies minimum slope requirements — typically 1/4 inch per foot for 3-inch and smaller lines. Too shallow, and solids settle and accumulate, leading to blockages. Too steep, and water outruns solids, leaving them behind with the same result. Getting this right during rough-in is critical and difficult to correct after the fact.

Drain vents allow air into the drain system to equalize pressure as water flows through. Without proper venting, the draining water creates negative pressure that siphons water out of trap seals — the curved section of pipe beneath every fixture that holds a small amount of water to block sewer gases. Empty traps allow hydrogen sulphide and methane from the sewer into the living space, which is both unpleasant and hazardous.

In established Lower Mainland neighbourhoods, tree root intrusion into clay or cast iron sewer laterals is extremely common. Roots seek moisture and can penetrate the smallest crack in aging pipe, gradually filling the line. Regular drain camera inspection — every few years for properties with large trees near the sewer line — is a prudent investment compared to emergency excavation.
