HVAC Maintenance Checklist for Lower Mainland Homeowners

In the Lower Mainland's temperate climate, many homes run their forced-air systems for heating most of the year, and increasingly for cooling during summer heat events. A neglected HVAC system costs more to run, fails more often, and produces worse air quality than one maintained on a regular schedule. Most of the checklist below can be done by the homeowner; a few items require a licensed technician.

• Replace or clean the air filter. A clogged filter restricts airflow, making the system work harder and transferring less heat. Use the filter rating appropriate for your system — higher MERV ratings catch more particles but increase resistance. Check your manufacturer's recommendation.
• Check supply and return vents are unobstructed. Furniture moved over return grilles significantly reduces system efficiency.
• Confirm thermostat settings are as intended and the system responds correctly to temperature calls.

• Have a licensed HVAC technician service the furnace or heat pump: inspect the heat exchanger, clean the burners, test ignition, check refrigerant levels (heat pumps), and verify gas pressure and combustion analysis.
• Test CO and smoke detectors. Replace batteries. CO detectors near gas appliances should be replaced every 5–7 years.
• Inspect the flue and venting for obstructions — bird nests are particularly common in B-vent systems that weren't capped.
• Clean the condensate drain line to prevent overflow during heating season.
• Lubricate blower motor bearings if accessible (older units with oil ports).

• Clean the outdoor condenser coil (heat pump or AC) with a gentle hose-down to remove pollen, dust, and debris.
• Inspect refrigerant lines for damaged insulation.
• Test cooling mode — confirm the system produces cool air and that the thermostat transitions correctly.
• Clear any vegetation that grew close to the outdoor unit over winter. Maintain at least 60 cm clearance on all sides.

A cracked heat exchanger in a gas furnace can allow combustion products — including CO — into the living space. This is not a DIY inspection item. Annual professional service isn't just about efficiency; it's the safety check that catches developing issues before they become dangerous. Most equipment manufacturers also require documented annual service to maintain warranty coverage.
