Radiant In-Floor Heating: What BC Homeowners Should Know

Hydronic in-floor heating is one of the most efficient and comfortable ways to heat a home. Here's how it works and whether it's right for your project.

Radiant in-floor heating — specifically hydronic radiant, which circulates warm water through tubing embedded in a floor — has become increasingly popular in Lower Mainland new builds and high-end renovations. It works by warming surfaces directly, which then radiate heat upward into the living space rather than blowing heated air through ducts.

How Hydronic Radiant Works

A boiler or a high-efficiency condensing unit heats water, which is then pumped through a closed loop of PEX tubing embedded in or beneath the floor. Multiple zones can be controlled independently, allowing you to set different temperatures for different areas of the home. The system operates at lower water temperatures than older radiator systems, making it highly compatible with heat pump technology.

Advantages Over Forced Air

  • Even heat distribution: No cold spots or drafts. Heat rises uniformly from the entire floor surface.
  • Improved air quality: No ducts means less circulation of dust, allergens, and contaminants.
  • Quiet operation: No blower motors or air rushing through vents.
  • Efficiency: Radiant systems typically operate at lower temperatures and lose less energy than forced-air systems.
  • Comfort underfoot: Particularly valued in bathrooms, kitchens, and tiled areas.
  • Zoning flexibility: Each zone can be independently controlled for personalized comfort.

Considerations and Limitations

Radiant in-floor heating is best installed during new construction or major renovations, as retrofitting requires significant disruption to existing floors. It also doesn't provide cooling, so a separate system is needed for summer comfort. Response time is slower than forced air — the system takes longer to raise room temperature from cold — making smart thermostats and scheduled programming important.

Compatible Flooring Types

  • Tile and stone: Excellent conductors of radiant heat — the ideal pairing.
  • Concrete: Often used as the finished surface in modern homes and highly effective.
  • Engineered hardwood: Compatible when rated for radiant heat use.
  • Luxury vinyl plank (LVP): Many products are radiant-compatible — check manufacturer specs.
  • Carpet: Less effective due to insulating properties, though thin carpet with a low tog rating can work.
