Signs It's Time to Replace Your Hot Water Tank

A conventional storage-tank water heater typically lasts 8–12 years with normal use and proper maintenance. In the Lower Mainland, where many homes were built in the 1980s and 90s, a significant number of water heaters are already past or approaching that threshold.

• Age over 10 years: Check the serial number on the data plate — most manufacturers encode the manufacture date into the first few characters.
• Rusty or discoloured water: If you're seeing brown or reddish water from hot taps only, the tank interior is likely corroding.
• Rumbling or popping noises: Sediment build-up on the tank floor causes these sounds as it heats and shifts. It also reduces efficiency and accelerates corrosion.
• Visible rust or moisture around the tank: Small leaks or weeping around the base are a sign the tank wall is failing.
• Inconsistent hot water: Running out of hot water sooner than usual, or fluctuating temperatures, often indicates a deteriorating heating element or thermostat.
• Rising energy bills: An aging, sediment-caked tank requires more energy to heat the same volume of water.

Minor issues — a faulty thermostat, a burned-out element, or a leaking T&P relief valve — are often worth repairing if the tank is under eight years old and in otherwise good condition. However, once a tank is corroding internally or leaking from the tank body itself, replacement is always the right call. There is no repair for a compromised tank shell.
